Home availability subject to change without notice.  In order to receive the Incentives, (i) the homebuyer must present this flyer to DRB Homes prior to signing a Qualifying Contract; (ii) Settlement of the purchase of the Property (as each capitalized term is defined in such applicable Qualifying Contract) must be completed in accordance with the terms of the Qualifying Contract (and the Qualifying Contract must remain in full force and effect through Settlement, without any homebuyer default thereunder), and (iii) with respect to the Closing Costs Incentive only, any of DRB Homes’ approved lenders NFM, First Home, or Truist and an Approved Settlement Agent of DRB Homes (as identified/defined in the Qualifying Contract) must be used by the homebuyer. Without limiting the above conditions to the receipt of the Incentives, YOU ARE UNDER NO OBLIGATION TO SELECT ANY OF DRB HOMES’ APPROVED LENDER(S) OR APPROVED SETTLEMENT AGENT(S) AS YOUR LENDER OR SETTLEMENT AGENT.  The maximum value of the Closing Costs Incentive (the “Maximum Value of the Closing Costs Incentive”) varies between Qualifying Homes as described herein. The Maximum Value of the Closing Costs Incentive as advertised above (i.e., up to $10,000) is based on the Maximum Value of the Closing Costs Incentive applicable to Qualifying Homes in the Larue (Wendell, NC) subdivision, as shown below. Limit 1 Closing Costs Incentive and 1 Appliance Incentive per Qualifying Contract, irrespective of the number of homebuyers under such Qualifying Contract. The Incentives may only be applied toward the Qualifying Contract.  The Closing Costs Incentive represents credit(s) from DRB Homes toward the actual closing costs incurred by the homebuyer with respect to the purchase of the Qualifying Home pursuant to the Qualifying Contract, up to the applicable Maximum Value of the Closing Costs Incentive. The homebuyer shall be responsible for all of closing cost amounts which are not offset by/exceed the credit(s) issued from DRB Homes in connection with the Closing Cost Incentive. All closing cost credit(s) are subject to additional terms and restrictions placed by DRB Homes’ Approved Lender(s) and/or applicable law, and DRB Homes makes no guarantee that any closing costs credits by DRB Homes may be received by any homebuyer. If the homebuyer does not use (or cannot use) the Closing Costs Incentive up to the applicable maximum value thereof, the homebuyer shall not be entitled to receive cash and/or any alternative or substitute so that the applicable maximum value of the Closing Costs Incentive may be realized by the homebuyer. In order to receive the Appliance Incentive (and without limiting any other conditions to the receipt of the Incentives), the homebuyer must select the Appliances (as hereinafter defined) no later than the time that all options selections must be completed pursuant to the terms of the Qualifying Contract, and such selections shall be memorialized pursuant to one or more addenda or change orders to the Qualifying Contract.  The “appliance package” that is the subject of the Appliance Package Incentive is comprised of (and limited to) a refrigerator, washer, dryer and blinds (which blinds are only available for select rooms and windows in Qualifying Homes located in the Meadow View (Clayton, NC) and Spring Village (Angier, NC) subdivisions) as chosen and specified by DRB Homes (collectively, the “Appliances”). At/upon settlement of the home under the Qualifying Contract, the homebuyer will receive the Appliances in the home, and the cost of the Appliances will be reflected as a credit from DRB Homes under the Qualifying Contract. The Incentives may not be combined with any other offer, promotion, or incentive (except that the Closing Costs Incentive and Appliance Incentive may be combined). Additional limitations apply.  See a DRB Homes sales consultant for additional details.  The Incentives may not be transferred, assigned, exchanged, or redeemed for cash.  DRB Homes may, in its sole discretion and without prior notice, modify or discontinue the Incentives at any time. As used herein, “Qualifying Home” shall individually mean and refer to each of DRB Homes’ to-be-built and inventory homes in the following subdivisions: (i) Larue (Wendell, NC), Meadow View (Clayton, NC), Chandler Run (Durham, NC), and Spring Village (Angier, NC) [the Maximum Value of the Closing Costs Incentive is up to $10,000 with respect to Qualifying Homes located in the subdivision identified in subpart (i)]; and (ii) Battle Bridge (Raleigh, NC) [the Maximum Value of the Closing Costs Incentive is up to $7,500 with respect to Qualifying Homes located in the subdivision identified in subpart (ii)].
