DRB Group North Carolina, LLC (“DRB Homes”). *“Up to $50,000.00 in Design Options” incentive (the “Incentive”), available only for new contracts (excluding transfers and re-writes) signed with DRB Homes between January 16, 2025, and March 15 , 2025, to purchase any Qualifying Home (as hereinafter defined) (each such contract being a “Qualifying Contract”).  Home availability subject to change without notice.  In order to receive the Incentive (i) the homebuyer must present this flyer to DRB Homes prior to signing a Qualifying Contract, (ii) settlement of the purchase of the Qualifying Home must be completed in accordance with the terms of the Qualifying Contract (and the Qualifying Contract must remain in full force and effect through settlement, without any homebuyer default thereunder), and (iii) both an Approved Lender and Approved Settlement Agent of DRB Homes (each as identified/defined in the Qualifying Contract) must be used by the homebuyer for the purchase of the Qualifying Home. Without limiting the above conditions to the receipt of the Incentive, YOU ARE UNDER NO OBLIGATION TO SELECT ANY OF DRB HOMES’ APPROVED LENDER(S) OR APPROVED SETTLEMENT AGENT(S) AS YOUR LENDER OR SETTLEMENT AGENT. The maximum value of the Incentive (the “Maximum Value of the Incentive”) varies between qualifying homes as described herein. The Maximum Value of the Incentive as advertised above (i.e., up to $50,000) is based on the Maximum Value of the Incentive applicable to Qualifying Homes in the Owen Park subdivision (Gibsonville, NC), as shown below. Limit (1) Incentive per Qualifying Contract irrespective of the number of homebuyers under the Qualifying Contract.  The homebuyer is responsible for any and all option selections.  An additional or increased deposit may be required in connection with the exercise/use of the Incentive.  The Incentive may only be applied toward the Qualifying Contract and shall be reflected as a “credit” from DRB Homes toward the purchase price of the Qualifying Home under the Qualifying Contract, up to, in aggregate, the Maximum Value of the Incentive applicable thereto.  The homebuyer must select all options for which the Incentive is to be applied no later than the time that all option selections must be completed pursuant to the terms of the Qualifying Contract, and such selections shall be memorialized pursuant to one or more addenda or change orders to the Qualifying Contract.  All options are limited to the specific items designated/made available for selection by DRB Homes, subject to configuration, design, and other limitations related to the floor plan of the home. The Incentive may not be applied toward any structural options.  Not all options are available for all homes.  If the homebuyer does not select options totaling or exceeding the maximum value of the Incentive, the homebuyer shall not be entitled to receive cash and/or any alternative or substitute so that the maximum value of the Incentive may be realized by the homebuyer.  The homebuyer shall be responsible for the payment of all amounts of the options they select in excess of the amount of the Incentive received. Additional limitations apply.  See a DRB Homes sales consultant for additional details.  The Incentive may not be combined with any other incentive or promotion.  The Incentive is non-transferrable, non-assignable, and non-exchangeable, and cannot be redeemed for cash.  DRB Homes may, in its sole discretion, and without prior notice, modify or discontinue the Incentive at any time. As used herein, “Qualifying Home” shall individually mean and refer to each of DRB Homes’ to-be-built homes located in the following subdivisions: (i) Battle Bridge (Raleigh, NC), Bayberry (Raleigh, NC), Larue (Wendell, NC), Meadowview (Clayton, NC), Peace River Townhomes (Raleigh, NC), Sidney Creek Townhome (Zebulon, NC), Spring Village Townhome (Angier, NC) [of the Maximum Value of the Incentive is up to $20,000 with respect to Qualifying Homes located in the subdivisions identified in this subpart (i)]; (ii) Campbell Ridge (Angier, NC), Chandler Run (Durham, NC), Kensley Grove (Fuquay Varina, NC), Provisions at Courtland (Sanford, NC), Sidney Creek Single Family Homes (Zebulon, NC), Station Pointe Single Family Homes (Angier, NC), and The Farm at Neil’s Creek (Lillington, NC), [ the Maximum Value of the Incentive is up to $30,000 with respect to Qualifying Homes located in the subdivisions identified in this subpart (ii)]; (iii) Neill’s Pointe (Angier, NC) [the Maximum Value of the Incentive is up to $40,000 with respect to Qualifying Homes located in the subdivision identified in this subpart (iii)]; and (iv) Blake Pond (Buies Creek, NC), Honeycutt Hills (Angier, NC), and Owen Park (Gibsonville, NC) [ the Maximum Value of the Incentive is up to $50,000 with respect to Qualifying Homes located in the subdivisions identified in this subpart (iv)].
