The Maximum Amount of the Incentive as advertised above (i.e., up to $40,000) is based on the Maximum Amount of the Incentive applicable to Qualifying Homes in The Grange Estates (Clemson, SC) subdivision as shown below.  Qualifying Home availability subject to change without notice.  In order to receive the Incentive, (i) the homebuyer must present this advertisement to DRB Homes prior to signing a Qualifying Contract, and (ii) settlement of the purchase of applicable Qualifying Home must be completed in accordance with the terms of the Qualifying Contract (and the Qualifying Contract must remain in full force and effect through settlement, without any homebuyer default thereunder).  Limit (1) Incentive per Qualifying Contract irrespective of the number of homebuyers under such Qualifying Contract.  The Incentive may only be used by the homebuyer toward the purchase of the applicable Qualifying Home under the Qualifying Contract as follows: (1) a reduction of (i.e., credit toward) the actual closing costs incurred by the homeowner with respect to the purchase of the applicable Qualifying Home under the Qualifying Contract, (2) payment of points to reduce the interest rate for the life of the homebuyer’s loan to purchase the applicable Qualifying Home under the Qualifying Contract with the lender selected by the homebuyer, (3) payment to temporarily reduce the homebuyer’s mortgage payment amount during the initial year or years of the homebuyer’s loan to purchase the applicable Qualifying Home under the Qualifying Contract with the lender selected by the homebuyer, or (4) any combination of items (1) through (3), up to, in aggregate, the total Maximum Amount of the Incentive with respect to the applicable Qualifying Home as described below.  YOU SHOULD CHECK WITH YOUR LENDER TO DETERMINE SPECIFICALLY HOW THE INCENTIVE MAY BE APPLIED BASED ON THE LOAN PRODUCT THAT YOU CHOOSE.  DRB Homes makes no representation or warranty as to any incentives, programs, loan products, or other offerings of its approved lenders (including, without limitation, those described in options (2) and (3) above), or whether the same may be available to any homebuyer. All closing cost credit(s) described in option (1) above represent credits from DRB Homes and are subject to additional terms and restrictions placed by the homebuyer’s lender and/or applicable law, and DRB Homes makes no guarantee that any closing costs credits may be received by any homebuyer.   For the avoidance of doubt, the homebuyer shall be responsible for all closing costs and other amounts that are not offset by/exceed the credit(s) issued from DRB Homes in connection with the Incentive, if any.  If the homebuyer does not use (or cannot use) the Incentive up to the applicable Maximum Amount of the Incentive, the homebuyer shall not be entitled to receive cash and/or any alternative or substitute so that the applicable Maximum Amount of the Incentive may be realized by the homebuyer.  Additional limitations apply.  See a DRB Homes sales consultant for additional details.  The Incentive may not be combined with any other offer, promotion, or incentive.  The Incentive is non-transferrable, non-exchangeable, and non-assignable, and cannot be redeemed for cash.  DRB Homes may, in its sole discretion, and without prior notice, modify or discontinue the Incentive at any time.  As used herein “Qualifying Home” shall individually mean and refer to each of DRB Home’s to be-built and inventory homes in the following subdivisions: (1) Anderson Grant (Woodruff, SC), Iris Meadows (Moore, SC), Trailside at Drayton Mills Single-Family (Spartanburg, SC), Fox Hollow (Spartanburg, SC), Pleasant Falls (Moore, SC), Woodglen (Piedmont, SC), Walnut Ridge (Inman, SC), Creeks at Midway (Anderson, SC), Wells Crossing (Seneca, SC), and Mulberry Estates (Fountain Inn, SC) [(the Maximum Amount of the Incentive for Qualifying Homes in each of the foregoing subdivisions listed in this subpart (1) is $25,000)]; (2) The Grange Estates (Clemson, SC) [(the Maximum Amount of the Incentive for Qualifying Homes in each of the foregoing subdivisions listed in this subpart (2) is $40,000)]; (3) Trailside at Drayton Mills Townhomes (Spartanburg, SC), Hickory Heights (Greenville, SC), Aspen Ridge (Lyman, SC), Wadsworth Manor (Spartanburg, SC), Gateway Village (Travelers Rest, SC), and Tyger Ridge (Moore, SC) [(the Maximum Amount of the Incentive for Qualifying Homes in each of the foregoing subdivisions listed in this subpart (3) is $17,000)]; (4) Kayfield at Midway (Anderson, SC) and Magnolia Park (Woodruff, SC) , [(the Maximum Amount of the Incentive for Qualifying Homes in each of the foregoing subdivisions listed in this subpart (4) is $30,000)]; and (5) Donahue Hill (Greer, SC) [(the Maximum Amount of the Incentive for Qualifying Homes in each of the foregoing subdivisions listed in this subpart (5) is $20,000)].
